Darwin Property Market Performance

In their last yearly property market update, issued January 2014, RP Data provided the following summary of the Darwin real estate market. We update this section every January, when the new report is issued.

“Over the 12 months to January 2014, home values across Darwin increased
by 4.6 per cent. Over the year, house values increased by 4.6 per cent
compared to a 4.2 per cent increase in unit values. At the same time in
2013, house values had recorded an annual increase of 9.8 per cent and
unit values had risen by 4.7 per cent indicating slightly softer capital
growth conditions currently. Despite the fact that home values have
increased over the year, they remain below their historic peaks. House
values are 8.5 per cent lower than their previous peak and unit values are
9.7 per cent lower than their previous peak.

Over the past 10 years, Darwin home values have increased at a
compounded annual rate of 8.7 per cent making it the capital city with
the strongest home value growth over the period. Over the five years to
January 2009, Darwin home values increased by a total of 86.3 per cent
compared to a 23.9 per cent increase over the most recent five years. See G1
Darwin house sales much higher over the year but little
change for units
Over the 12 months to November 2013, RP Data estimates that there
were 2,133 houses and 1,104 units sold within Darwin. The annual
number of house sales has increased by 9.9 per cent over the year and
unit sales have increased by just 0.5 per cent. House sales are at their
highest levels since August 2009 and unit sales are at their highest
levels since January 2013. There have been only slight increases in sales
volumes over recent months suggesting that sales activity across the city
might be close to its peak. See G2

Darwin rental growth slows sharply throughout 2013

Darwin has the most expensive median rents for houses of all capital
cities at $629 per week and unit rents are $495 per week. Over the 12
months to January 2014, house rental rates have increased by 3.2 per
cent compared to a 1.6 per cent increase in unit rents. The rate of rental
growth is significantly lower than the five year average annual levels of
6.1 per cent for houses and 5.8 per cent for units. The growth in Darwin
house and unit values has outpaced rental growth over the past year. As
a result, gross rental yields for houses have fallen from 6.3 per cent a year
ago to 6.2 per cent currently. Darwin unit rental yields have fallen to 6.0
per cent from 6.2 per cent a year ago.”
